Wrocław Prologis Warehouse Achieves BREEAM Excellent
We’re pleased to announce that Prologis Park Wrocław III DC4, Poland, with an area of 50,000 square metres, has been certified BREEAM Excellent. The warehouse boasts efficient and innovative solutions, which have enabled savings of up to 30% in utility costs compared to other facilities on the market in the region.
BREEAM is a science-led assessment of built environments developed by the global organisation BRE Group. Since 1990, BREEAM’s third-party certified standards have helped improve asset performance at every stage, from design through construction, to use and refurbishment.
The BREEAM assessment focuses on the most influential factors, including reduced carbon emissions, low-impact design, adaptation to climate change, ecological value and biodiversity protection. Prologis Park Wrocław III DC4’s BREEAM Excellent rating signifies that it has met over 77% of the assessment requirements.

DC4 is strategically located in close proximity to the airport, the city ring road and excellent transport connections to surrounding urban zones. This helps customers by reducing emissions on popular trade routes and increasing efficiencies for fuel/energy consumption.
DC4 also stands out for its functionality and wide range of services, designed with employee comfort in mind and in line with sustainable development practices. Over 10 materials with the current Environmental Product Declaration (EPD) were used at construction, supporting Prologis’ determination in reducing its environmental impact and maintaining a hyper-transparent reporting.
Energy Efficient from Day One
The DC4 facility offers modern, energy-saving solutions that ensure operational efficiency at the highest level. The facility has a clear height of 12 metres, reinforced floor with a load-bearing capacity of up to 10 t/m2 and increased insulation in the walls and roof.
The warehouse is equipped with skylights and window panels on the facade, which provide up to 12.5% of natural light. For greater safety and better well-being of employees, the warehouse and office areas are illuminated with the highest quality LED system. Intelligent lighting systems are used throughout, and motion sensors were programmed to meet all customer needs while reducing electricity costs.
In line with Prologis’ 2040 Net Zero commitment, warehouse roofs are designed to be outfitted with solar panels to enable the capture of clean, renewable energy. Already, 50 kVp photovoltaic panels are installed at DC4, with future installations planned. This energy is utilised by customers through Prologis Essentials, a complete warehouse solutions platform.
Through this platform, Prologis serves its customers with the stored energy to run their operations without worry of power downtimes, ensuring the safety and condition of their costly equipment. The solar energy captured is also available through Mobility Essentials to electrify customers’ fleets as they transition to meet the UN’s SDG goals by 2050.
People-First Design
Prologis Park Wrocław III has been carefully designed to meet the needs of customers and their employees. The facility includes parking for passenger cars, trucks and bicycles. It is also outfitted with electric vehicle charging stations. The park also is accessible by public transport.
In line with its PARKLife™ philosophy, Prologis Park Wrocław III includes rest areas with local flora landscaping and outdoor BookBox libraries.
Meeting the Needs of Logistics Customers
DC4 is a modern warehouse built in response to the growing needs and expectations of customers in the region. It was almost entirely rented just 6 months after it was put into use, proving the importance of location, functionality, amenities for employees and built-in sustainability measures. Today, only one unit in the DC4 warehouse is available, with an area of 7,700 square metres and the possibility of including office spaces.
